The selection of a real estate professional should be based upon Two Primary Factors:
IS THE AGENT QUALIFIED TO GET THE HOUSE SOLD?
IS THERE MUTUAL TRUST FOR THE WORKING RELATIONSHIP?
When a seller selects an agent for another reason ("whichever agent recommends the highest price," "the agent with the lowest commission," or because it is a friend), the result is often a disappointment to the seller - longer marketing time, lower than expected sales price, or no sale at all! Remember, you will be working with THE AGENT, not the company.
The following questions are designed to tell you if the agent is capable of meeting your needs in a quick, profitable, and hassle-free manner. The responses can assist you in your selection of your agent.
1. Do you work as a full time agent?
2. Will I be working with you or with a member of your team?
3. In what areas and what aspect of the market do you specialize? Where is your office?
4. How long have you been an agent?
5. Do you work more with sellers or buyers?
6. Do you have any real estate professional designations? What do they mean?
7. Have you been active in REALTOR® associations?
8. How do you market properties? Do you have a written marketing plan to sell my house?
9. What do you know about my neighborhood? How will you "sell" the neighborhood?
10. How do you market to other agents? Will you encourage other agents to sell my house?
11. If you are my agent, what are the first things you will do to sell my house? When will it appear in multiple listing? Will you have extra photos? Do you use a professional photographer or take photos yourself? Will those photos be a slide show or a virtual tour?
12. How will you let me know what you are doing to market my house? How often will I hear from you?How much involvement will I have?
13. What do you recommend that I do to help the sale of my house?
14. How confident are you that my house will sell? Why?
15. May I cancel the listing during the listing period?
16. What is the current market trend? What will you do to maximize my chance of getting the best offer?
17. Based upon what you know about my situation, should I sell at this time?
18. How will you treat a situation where you have the buyer? Do you have any prospects for my house now?
19. How did you determine the list price for my home? Do you have written supporting data?
20. May I call your former sellers for references?
